Where a document is a matter of official record and doesn't reference other owners' personal information, we host it directly so you can verify the exact source rather than trust our summary.
The attorney's official certification of the Article XX vote result: 119 total votes, 92.5 yes, 10.5 no, 16 no-response — 77.7% approval against a 67% requirement. This is the primary-source basis for every claim on this site about Article XX and the change to how non-votes are counted.
Board meeting minutes (February 2025–May 2026), annual meeting minutes, the Water Committee's reports, and the 2020 STR Committee findings memo are the source for most of the specific dates, figures, and decisions cited throughout this site — the Covenant Committee's formation, the July 4, 2026 annual meeting, the $38,942 water-metering approval, and more.
We don't republish these documents directly. Unlike the Limited Amendment Letter, board and committee minutes routinely reference individual owners by name in connection with specific properties, construction projects, or disputes — information distributed to the BME ownership but not intended for the open internet. We cite the exact meeting date and topic for every fact drawn from these minutes (see the footer of each page), and any owner can request copies of the official minutes directly from the BMEPOA board.
